I’m Naveed Qadir, a software engineer who works on web and mobile applications. I like building practical solutions that make useful information easier to act on. With RentWise, that means helping someone understand a housing number before making a commitment around it.
Why I built RentWise
The problem behind RentWise is specific: housing prices are easy to display, but the full calculation behind them is often harder to follow. An advertised rent can be a lease-wide average after a free-month offer. A mortgage figure can leave out property bills. A rental property’s gross income can look reassuring until vacancy, repairs, financing, and replacements are counted.
The research behind this project helped make those gaps concrete. StreetEasy explains how net-effective rent can differ from the amount paid in an ordinary month. The CFPB’s homebuying budget guidance asks buyers to consider upfront cash and ongoing costs, including maintenance and utilities. The CFPB also explains why principal and interest alone can understate a mortgage payment. Those questions shaped the tools I chose to build.
I built RentWise around a straightforward workflow: enter your own numbers, see a result, then inspect the formula, example, and assumptions that produced it. You should be able to understand why a result changes rather than simply being told what to do.
The difficulties these tools address
- A lower advertised average can hide a larger monthly bill. The net-effective rent tool separates gross base rent, concessions, recurring fees, and the lease-wide average. The affordability tool then tests a personal budget using take-home pay.
- Roommates need a method they can discuss. The rent split calculator shows how equal shared-space access and different bedroom sizes affect two room shares. Its assumptions are visible so an agreement can be discussed openly.
- A loan payment is only part of ownership. The mortgage calculator separates principal and interest from the property charges entered. The extra-payment tool shows a different question: how recurring extra principal changes interest and payoff time.
- Rental income is not the amount an owner can withdraw. The itemized rental expense worksheet puts taxes, insurance, management, repairs, vacancy, debt service, and capital reserves on separate lines, with vacancy scenarios for comparison.
- Decisions change when assumptions change. The rent-vs-buy comparison tracks the renter’s investments as well as the buyer’s equity. A saved browser comparison lets you test a second set of inputs without losing the first result.
Where you can use RentWise
Use it before shortlisting apartments, discussing a roommate split, checking a partial-month charge, preparing for a renewal, estimating purchase cash, exploring a mortgage payment, or organizing a first-pass rental investment budget. Each category connects the calculators with practical guides and worked examples.
The site uses US housing examples and US dollars. Its defaults are illustrations rather than current market offers. Your actual lease, lender documents, property condition, local rules, and circumstances remain important parts of the decision.
My role and the limits of the site
My role is software development and product maintenance. I do not claim to be a licensed financial adviser, mortgage professional, attorney, tax adviser, or real estate agent. RentWise provides educational tools, not an individualized recommendation or a professional valuation.
Writing and development use AI assistance. Methods and numerical examples have automated checks, and relevant official references are linked on the tools. That does not establish professional financial review or guarantee an outcome. Our editorial policy, methodology, and source notes explain those boundaries.
Useful tools should respect your information
Calculator values are processed in your browser. No account, bank connection, or document upload is needed. A saved comparison exists only in page memory and clears when the page is reloaded. CSV downloads are generated on your device. The privacy policy describes the current behavior.
I maintain the project through the NOMI2508 GitHub account. RentWise’s public address is rentwisecalculator.online. For website questions and corrections, email rentwisecalculator@gmail.com or see the corrections page. A small reproducible example is more useful—and safer to share—than a private financial document.
