Financial & calculation disclaimer

RentWise is operated by Naveed Qadir, a software engineer who builds web and mobile applications. His role is developing and maintaining these tools, not providing licensed financial services.

RentWise provides general educational information and arithmetic tools. It does not provide individualized financial, investment, tax, legal, insurance, lending, or real estate advice. Using the site does not establish a professional or client relationship.

Estimates depend on assumptions

Calculator defaults are examples, not live rates, product offers, market averages, or forecasts. A result reflects the numbers you enter and the model described on its page. It can omit costs, timing differences, taxes, risks, or contract terms relevant to your circumstances.

Displayed amounts may be rounded. Actual lenders, landlords, accountants, and closing agents can use different methods, definitions, schedules, and rounding rules. A difference should be investigated rather than assuming the website overrides an agreement.

Renting and local rules

Rent affordability results do not establish landlord qualification or a legal rent limit. Proration and increase tools measure amounts but do not determine whether a charge, notice, deposit, increase, or lease term is lawful. Check the actual agreement and official guidance for the relevant jurisdiction.

Buying and financing

Mortgage results are not underwriting decisions, preapprovals, rate locks, or commitments to lend. Cash-to-close estimates cannot replace a Loan Estimate or Closing Disclosure. Rent-vs-buy projections cannot predict property prices, investment returns, future rent, or when buying will permanently become preferable.

Investment risk

Rental property can require additional cash and can lose value. Positive projected cash flow, cap rate, cash-on-cash return, or DSCR does not guarantee profitability, liquidity, financing, occupancy, or a successful exit. Consider property condition and adverse scenarios as well as the base estimate.

Tax rules and lender definitions can differ from a planning model. Consult appropriately qualified professionals when the decision depends on those questions. RentWise does not claim professional review or certification of its content.
